85 Old Mill Road, Brocton, NY 14716

Turn your talent and carpentry skills to good use!! Need a fall/winter project? In a great little rural village is this small bungalow home needing renovation. With a small bedroom on the first floor and 2 larger bedrooms on the second floor, this home is cozy and once the rehab is completed it will be darling!! Some of the renovations have been done, some are needed. Many of the windows have been changed to vinyl replacement windows, some doors and new lights installed. Some new plumbing has been done, and new drywall as well as some new floors. Nice little yard and lot of approx. a quarter of an acre of land. 10 minutes to Dunkirk-Fredonia shopping and 25 minutes to Jamestown. This home is priced to reflect the attention it needs, and requires a cash offer, non-mortgageable. Enough of the renovations have been done to allow someone to live in it while working on the home. It does need a roof, a few more windows need replacement, the exterior needs paint or vinyl siding and interior cosmetics. Taxes are low...public water and sewers and Brocton Village Electric. This little home can be a great start if you are willing to put some effort in and the finished product will be worth it after it's done. Owner ready to make a deal! Carpenters, house flippers, see!!
